Updated October 2026

Florence, Hartsville and Darlington buyers often balance access to hospitals, schools and industrial employers against the space available outside town. Orangeburg is a separate market beyond the Pee Dee, but it raises similar financing questions about assistance, rural eligibility and renovation needs. Begin with the home’s condition and your household budget before choosing a loan label.

FHA affordability starts below the maximum

For 2026, the FHA one-unit floor is $541,287, while the Charleston-North Charleston metro has an elevated limit. Check the property’s county through HUD FHA Mortgage Limits rather than importing a coastal county’s ceiling into an inland purchase. The statewide baseline conventional conforming limit is $832,750.

A loan limit is not an affordability target. FHA financing includes mortgage insurance, and the payment also needs realistic taxes and homeowners coverage. Older homes may require repairs to meet the selected program’s property standards; identify roof, electrical, water and structural concerns early.

Use the monthly payment calculator to test a comfortable payment first, then work backward toward a price range and cash requirement.

Palmetto Heroes and assistance structures

Teachers, first responders, veterans and nurses should review current Palmetto Heroes eligibility and funding through SC Housing. Do not assume that an eligible occupation guarantees a reservation or that assistance remains available throughout the year.

The SC Housing Homebuyer Program and Palmetto Home Advantage offer different qualification paths. Depending on the program, assistance may include a forgivable 0% second mortgage, percentage-based options around 4% to 5%, or fixed-dollar funding. Ask about forgiveness schedules, occupancy requirements and repayment if you sell or refinance early.

Compare the assisted loan’s rate and total costs against an unassisted alternative. A smaller upfront cash requirement is valuable, but it should be evaluated alongside the long-term payment.

Rural eligibility and taxes need separate checks

USDA financing requires both an eligible address and qualifying household income. A rural setting alone is insufficient, and acreage or nonresidential improvements can complicate a property review.

South Carolina’s approved legal-residence treatment uses a 4% assessment ratio and exempts school operating taxes. The general 6% non-owner-occupied treatment can produce a bill often 2.5 to 3.5 times higher, so submit the county application and track approval.

Plan for the state’s required closing attorney supervision, prepaid insurance and initial escrows. Use the closing cost estimator to organize those expenses, then request a personalized financing comparison that identifies the property, household income and assistance option being considered.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
