Lowcountry and Grand Strand Wind, Named-Storm and FEMA Flood Insurance Escrows — Palmetto Passage
Updated October 2026
A Lowcountry or Grand Strand home can have several insurance bills behind one mortgage payment. Before buying in Charleston, Beaufort, Georgetown or Horry County, determine whether the property needs a standard homeowners policy, separate wind and hail coverage, and flood insurance. A listing's insurance estimate may omit an entire layer of protection.
Identify the coverage and the deductible
Standard homeowners insurance generally does not cover flood damage. Wind coverage may be included, restricted or excluded, depending on the policy and coastal location. Eligible properties may obtain wind and hail coverage through the South Carolina Wind and Hail Underwriting Association, or SCWHUA, when that option fits the placement.
| Coverage item | What to verify before closing |
|---|---|
| Homeowners policy | Replacement cost, exclusions and included wind coverage |
| Separate wind and hail policy | Covered hazards, limits and coordination with homeowners coverage |
| Named-storm or hurricane deductible | Percentage basis and event definition |
| Flood policy | Building coverage, contents coverage and lender acceptance |
A 2% deductible applied to $400,000 of insured dwelling coverage equals $8,000, not 2% of the repair bill. Ask whether different deductibles apply to wind, named storms and hurricanes. Escrow pays premiums; it does not create a fund to cover your deductible.
Determine flood requirements early
For many mortgaged properties in a FEMA-designated Special Flood Hazard Area, the lender must require flood insurance. Properties outside those areas can still flood, so the absence of a lender requirement is not evidence of no exposure.
Request the property's flood determination, available elevation information and an address-specific quote. Compare National Flood Insurance Program coverage with lender-acceptable private options, including limits and exclusions. Check effective dates early because waiting periods and closing-related exceptions vary.
Condominium buyers should examine the association's master policy, flood protection and deductibles alongside their individual unit policy. A master policy does not necessarily eliminate personal insurance needs.
Translate annual premiums into closing and monthly costs
If combined annual premiums total $6,000, the monthly equivalent is $500 before any escrow adjustment. Closing may also require prepaid premiums and initial escrow deposits. Renewal increases can raise the payment even when principal and interest stay fixed.
Use the closing cost estimator and monthly payment calculator with actual quotes. The Consumer Financial Protection Bureau explains mortgage cost comparisons, while the South Carolina Department of Revenue provides property-tax resources for the other major escrow component.
Approved 4% legal-residence treatment can reduce taxes, but it does not reduce insurance premiums. Budget those two expenses independently.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
