Financing Myrtle Beach, Hilton Head and Charleston Condos: Warrantability vs Condotels — Palmetto Passage
Updated October 2026
An oceanfront unit in Myrtle Beach can look like a conventional condominium while operating like a hotel. Before paying for an appraisal, establish whether the property is a residential condo, a condotel or another project type. That distinction can outweigh excellent credit and a substantial down payment.
Warrantability starts with the entire project
Conventional lenders evaluate more than the individual unit. Project reviews can examine structural conditions, critical repairs, reserves, delinquent assessments, litigation, commercial space and ownership concentration. Rental restrictions and hotel-style operations also matter.
- Request the condominium questionnaire, current budget and reserve information.
- Obtain board minutes, engineering reports and details of special assessments.
- Identify front-desk services, mandatory rental programs and restrictions on owner occupancy.
- Ask whether the lender has approved this specific project and transaction type.
Nonwarrantable does not automatically mean condotel. A residential project might fail standard agency requirements for a repair or insurance issue, while a condotel presents a different operating model. Portfolio financing may exist, but down payments, rates, reserve requirements and adjustable-rate structures vary.
The 2026 conforming baseline is $832,750 statewide, according to FHFA Loan Limits. Staying below that amount does not override project eligibility. FHA financing has its own condominium approval pathways; start with HUD FHA Mortgage Limits when checking the applicable county ceiling.
Read the insurance before accepting the payment
Request the master policy declarations, deductible schedule and coverage details. Determine what the association insures and what an individual HO-6 policy must cover. A large wind deductible can create significant owner exposure even when the association carries insurance.
Coastal projects may use SCWHUA wind and hail coverage where eligible. Flood coverage is separate, and building-level coverage may not fully address contents or interior improvements. Lenders assess required coverage and whether premiums belong in association dues, individual escrows or both.
Compare HOA dues, assessments and insurance using the monthly payment calculator. Avoid counting the same master-policy premium twice.
Occupancy changes the ownership budget
An approved primary residence generally uses South Carolina's 4% assessment ratio and school-operating-tax exemption. Second homes and investment properties generally use 6%; their bills can be dramatically higher. Rental activity can affect legal-residence eligibility, so verify the intended use before underwriting.
Review closing disclosures and loan comparisons through the Consumer Financial Protection Bureau. South Carolina requires closing attorney supervision. Bring the project documents and intended occupancy to a financing quote request before relying on a listing agent's estimated payment.

Editorial Methodology & Primary Sources
Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.
Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
