Updated October 2026

A retired buyer moving to Aiken may hear that South Carolina offers both a 4% property-tax classification and a $50,000 homestead exemption. These are separate benefits with different qualifications. Neither means the property has a 4% tax rate, and the homestead exemption does not reduce the mortgage balance.

Understand which benefit does what

The legal-residence classification generally applies a 4% assessment ratio to an approved owner-occupied primary residence. Under the Act 388 framework, qualifying legal residences also receive exemption from school operating taxes. Second homes and investment properties generally use a 6% assessment ratio and do not receive that same school-operating relief.

The homestead exemption removes the first $50,000 of fair market value from applicable property taxation for qualifying homeowners. Eligibility includes age 65 or older, qualifying total and permanent disability, or legal blindness, together with ownership and residency requirements.

Review eligibility through the South Carolina Department of Revenue. Applicants generally must meet the qualifying status by the preceding December 31 and satisfy the required South Carolina residency period. Ask the county how those dates apply to a recent move or birthday.

Apply separately and verify the tax record

Do not assume that a seller's exemption transfers with the deed or that approval for one benefit establishes the other. County applications may request identification, proof of residence, ownership documentation and disability or blindness certification where applicable.

A bill using 6% treatment can sometimes be roughly 2.5 to 3.5 times an approved owner-occupied bill. That difference reflects assessment and school-tax treatment, not simply the arithmetic difference between four and six.

Translate tax relief into a realistic payment

Tax savings depend on value, local millage and applicable levies. The exemption is not a $50,000 cash credit. Use a county estimate in the monthly payment calculator, and ask the servicer to review escrow after corrected tax information becomes available.

The Consumer Financial Protection Bureau explains escrow and servicing processes. For recently built homes, also review the new-construction escrow guide: a higher completed-home valuation can outweigh part of an exemption's savings.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
