Updated October 2026

A Mount Pleasant purchase, Kiawah second home and luxury Greenville residence can require very different jumbo underwriting despite identical prices. In 2026, South Carolina's baseline conforming loan limit is $832,750 statewide. The mortgage amount, not the home's sale price, determines whether a standard first mortgage exceeds that boundary.

Start with loan size and liquidity

A $1 million purchase with $200,000 down produces an $800,000 loan, within the baseline conforming ceiling. The same purchase with $100,000 down produces a $900,000 loan that typically requires jumbo financing. Confirm current limits through FHFA Loan Limits.

Jumbo lenders establish their own credit, debt-to-income, down-payment and reserve rules. Reserve requirements often change with loan size, occupancy, financed-property count and documentation type. There is no universal South Carolina reserve tier.

Underwriting questionWhy it matters
Primary residence or second home?May change pricing, down payment and reserves
Liquid assets or retirement funds?Lenders may count different eligible amounts
Fixed or adjustable rate?Qualification and future payment exposure differ
Other financed properties?Additional reserves may be required

Document large transfers and keep closing funds distinct from required post-closing reserves. Use the ARM versus fixed calculator to compare scenarios without assuming refinancing will be available later.

Coastal insurance can constrain approval

For certain loans secured by buildings in special flood hazard areas, flood insurance is required. Jumbo lenders may impose additional coverage standards, including excess flood protection. Obtain the lender's requirements and property-specific quotes early.

Wind and hail coverage may come through a private insurer or SCWHUA where eligible. Flood insurance is separate. Deductibles, replacement-cost estimates and policy availability can alter both cash needs and qualification. Whether premiums are escrowed depends on the lender and transaction; an escrow waiver does not remove insurance obligations.

Review mortgage shopping guidance from the Consumer Financial Protection Bureau, then compare complete payments through the monthly payment calculator.

Appraisals and taxes deserve extra time

Waterfront access, elevation, acreage and custom construction can leave few comparable sales. A lender may require a second appraisal or additional valuation review, particularly at larger loan amounts. Allow time for access and documentation.

An approved South Carolina primary residence receives 4% assessment treatment and the school-operating-tax exemption; a second home generally receives 6% treatment. Review the distinction through the South Carolina Department of Revenue. Close with the required South Carolina attorney supervision and verify settlement charges before wiring funds.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
