USDA financing can make a modest home outside Greenville, Columbia or Florence accessible without a down payment. Eligible territory can include suburban edges as well as agricultural communities, but a mailing address described as rural does not establish eligibility. Check the exact property address before building an offer around zero-down financing.

Location and household income come first

The USDA guaranteed program combines geographic eligibility, household income limits and lender underwriting. An eligible home generally must serve as the borrower's primary residence and meet program property standards.

Household eligibility income and repayment income are different calculations. Income from an adult household member who is not borrowing may affect program eligibility, while the lender must separately establish qualifying income for repayment. Household size and permitted deductions can also matter.

USDA is not restricted to first-time buyers. However, existing-home ownership can raise additional eligibility questions. Compare alternatives with the South Carolina loan comparison rather than assuming USDA is automatically cheapest.

Zero down does not mean zero cash

The guaranteed program generally has an upfront guarantee fee and an annual fee. Eligible upfront fees may be financed, while closing costs, prepaid insurance, inspections and initial escrows still require a funding plan. Seller contributions or eligible assistance can help within program rules.

SC Housing publishes current Homebuyer Program and Palmetto Home Advantage options. Ask whether the selected assistance product permits USDA financing and whether its income, purchase-price and forgiveness requirements fit your household. Palmetto Heroes may provide an additional route for eligible service and occupational groups when funding is available.

Use the closing cost estimator to distinguish down payment savings from other settlement expenses. South Carolina requires attorney-supervised closings; sellers typically pay the deed recording fee of $3.70 per $1,000 of consideration, subject to applicable rules.

Budget for the address you actually choose

Approved primary residences receive the 4% assessment ratio and exemption from school operating taxes. Obtain the county application rather than assuming the seller's tax treatment transfers automatically. The South Carolina Department of Revenue provides statewide property-tax guidance.

Lowcountry eligibility does not eliminate flood exposure. Price required flood coverage and wind or hail insurance before committing. Finally, compare Loan Estimates using the Consumer Financial Protection Bureau framework, focusing on total payment, cash to close and five-year borrowing costs.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
